How roofs age around Denver

Roofs along the Front Range work hard. A shingle roof that might last 25 years in a milder climate often needs replacing sooner here, and the weather is the reason. Knowing what wears a roof out helps you spot trouble early and choose the right materials when it is time to replace.

Hail is the one most people know. Storms roll across Denver Metro from spring into late summer, and hail can bruise and crack shingles, knock off the granules that protect them and dent gutters and vents. Damage is not always visible from the ground, and a bruised shingle may not leak for a year or two. After a big storm, a roof inspection with photos is the simplest way to know where you stand.

Sun at altitude is the slow one. At over a mile high, there is less atmosphere to filter ultraviolet light, and it dries out the asphalt in shingles faster. Granules wear away, shingles turn brittle and their edges begin to curl. South- and west-facing slopes usually show it first. Sealants around vents and flashing dry out for the same reason, which is why so many leaks start at a pipe boot or a chimney.

Freeze and thaw do their damage in winter. Snow can melt on a sunny afternoon and refreeze overnight, many times in one season. Water that gets into a crack expands when it freezes and makes the crack bigger. Where warm air leaks into the attic, snow melts on the upper roof and refreezes at the cold eaves, building ice dams that push water up under the shingles. Attic insulation and ventilation matter as much as the roof itself here.

Wind is the last big one. Strong gusts come down off the foothills and across the open plains, and chinook winds can push temperatures up by many degrees in a few hours. Those swings make roofing materials expand and contract quickly, and the wind lifts shingle edges and breaks their seal. Loose tabs often tear off in the next storm.
